The BWNA Annual Owner Meeting was held on March 5.
Summary of Attendees:
Owners represented: 44 owners total
Common Land Owners - 42 (28 in person, 14 online) (note one couple owns two lots)
Associate Owners - 0
In the last year, three Bauer Woods lots changed owners and two more are rentals. Two lots were added in Bauer Homestead (associate members). The membership directory forms will be distributed in March and the updated directory will be available in April.
The Governing Documents Committee reported that the draft updated CC&R document was approved in the neighborhood vote and recorded by Washington County. The approved CC&R document is posted on the Bauer Woods website. The next and final project for the committee is to update the Bylaws document and record it with the county. Anyone who wants to participate in the Bylaws update project should contact Mary Del Balzo.
An overview of the 2026 Common Lands Plan and propopsed 2026 Common Lands Budget was presented by Scott Hay. Scott also announced that he is not running for the position of Common Lands Committee chairman for 2026.
Jim Mullaney summarized the financial results and expenses for 2025 and presented budget alternatives for 2026. After discussion of the alternatives, a proposal to increase the proposed social activities budget by $1,000 was approved and the 2026 budget was approved.
After additional nominations were called for and closed, the proposed candidates were elected as the 2026 BWNA Board of Directors.
